Domestic

Domestic EPC’s are required for the sale or rent of a residential property.

From the 1^st April 2012 the current 28 day period within which an EPC is to be secured using ‘reasonable efforts’ is reduced to 7 days, if after that 7 day period the EPC has not been secured the relevant person has a further 21 days to do so.

An EPC should be used to:

• Compare current ratings of properties to see which properties are more energy efficient
• Find out how you can save energy and money by installing improvement measures

The EPC shows:

• Estimated energy cost of a home
• The Energy Efficiency rating
• Top actions you can take to save money and make your home more efficient
• Summary of the home energy performance related features
• Low and zero carbon energy sources
• Opportunities to benefit from the ‘Green Deal’ on the property
• Recommendations
• Alternative measures
• About the impact of buildings on the environment
• Your home’s heat demand

A pre-arranged site assessment at the property considers the type, age, size, structure, and levels of insulation of the property inorder to identify current heat loss characteristics, and the potential for improvement.  Heating, hot water, and lighting systems are identified in order to calculate cost and environmental impact of current systems, and the potential for energy savings.
